What Happens After You Order Your Class 1A Tiny Home? Our Step-by-Step Installation Process


Buying a Class 1A tiny home is exciting, but if you've never built before, the process can feel like a bit of a mystery.


Questions like:

  • Where do I start?

  • What happens before my home arrives?

Breaking down the process to have your tiny home installed
No nasty surprises. We make sure everything is transparent and understandable.

Step 1: Talk to Us Before You Buy Anything


This is the biggest piece of advice we can give.


Contact us before spending a single dollar, even before ordering your modular home.


Every property is different, and what works perfectly on one block may require significant extra work on another.


We begin with a free desktop site assessment, reviewing your property's:

  • contours

  • access

  • overlays

  • council requirements

  • likely installation challenges


This gives us a good understanding of what's possible and helps you avoid unexpected costs later.


Sometimes that's all that's needed.


For more complex sites, we'll recommend a site inspection.


Step 2: Site Inspection (When Needed)


Some blocks need boots on the ground.


If your site has steep slopes, difficult access or unique conditions, we recommend a Site Visit to assess everything properly so no expensive surprises crop up later.


Our site inspection cost is $420 + GST.


The best part? If you proceed with us, that fee is credited back as part of your project.

Think of it as an investment rather than an expense.


Step 3: Tailor the Project to Suit You


Every client is different.


Some people want a complete, turnkey solution where we handle absolutely everything. Others have trusted trades already lined up.


Got a plumber who's happy to work for a barbecue and bragging rights? No worries. We'll happily work alongside your preferred contractors where appropriate.


This flexibility allows us to create a project that suits both your budget and your level of involvement.


Step 4: Budget Quote


Using the information we've gathered, we'll prepare a personalised budget estimate. This provides a realistic idea of the total project cost and is particularly useful if you're applying for finance.


At this stage, you'll know what to expect before making any major commitments.


Step 5: Fixed Price Quote


Once the scope has been finalised, we'll issue a Fixed Price Quote, valid for 45 days.


No guessing. No hidden surprises. Just clear pricing so you can make an informed decision.


When you're ready to move forward, we'll prepare your building contract and get the project underway.


Stage One: Planning, Approvals & Engineering


This is where all the behind-the-scenes work happens.


Although it isn't the most glamorous part of the project, it's one of the most important.


During Stage One we organise:

  • Soil testing

  • Percolation testing (where required)

  • HSTP design (if required)

  • Preliminary plans

  • Structural engineering

  • Site survey and site plan

  • Building Approval application

  • Council liaison

  • Footing design

  • Home Warranty Insurance

  • QLeave requirements


If you've already paid for a site inspection, that amount is deducted from this stage.


Stage One payment is due.


Stage Two: Preparing Your Site


Now things start looking like a construction site instead of an empty paddock.


Depending on your property, Stage Two may include:

  • earthworks

  • site set-out

  • supply and installation of piers or foundation stumps

  • organising transport

  • crane bookings

  • checking road access

  • coordinating delivery


Then comes everyone's favourite day... Installation Day.


Watching your new home lifted into place by crane never gets old.


Stage Two payment is due.


Stage Three: Connecting Everything


A house isn't a home until everything works.


During the final stage we complete the essential services, including:

  • plumbing connections

  • electrical connections

  • hot water installation

  • stormwater management

  • rainwater tanks and pumps (where required)

  • Home Sewerage Treatment Plant (HSTP) installation (if required)

  • decks and external works (where included)

  • final inspections

  • Certificate of Occupancy


Final payment is due.


Move-In Day


The paperwork is finished.


The services are connected.


The inspections are complete.

FAQs


How long does the entire process take?


From factory floor to move in day, you could be waiting only a month! This is dependent on scheduling. But essentially, not long at all.


Do I need council approval for to install a Class 1A tiny home?


Yes. For your dwelling to be legal and compliant, you will need to have it approved. And yes, we do all of this for you. If you install a Class 1A without approval and you get dobbed in (it happens!), you might get a hefty fine, and will certainly be told to remove it, which is a much more expensive process than getting approval in the first place.


Can I organise some of the work myself?


Yes! We are all for saving money where you can. If you have a mate who'll hook up your plumbing for a carton of beer, we will work with them, no problems.


What happens if my block has difficult access?


First, we will perform a free desktop study to get an idea of your site and the potential challenges. This is highly recommended even before you put the down payment on your build,as not all sites are suitable for tiny homes. If needed, we then recommend a Site Visit. This comes at a cost of $420 plus GST, but this amount will be deducted from your contract price if you choose to go ahead with us.


What is included in a turnkey installation?


Everything from the factory floor to cracking a beer on your swanky new deck. We handle transport, cranes, council approvals, foundational piers or stumps, certifications, connection and installation of utilities, earthworks (if required), installing decks (if you want one), and Final Certificate of Occupancy, all performed by our Licenced Builder and trusted trades.


When are the payments due?


Stage payments are due before stage works commence.
